Six Month Real Estate Market Report for The Greater Memphis Area

Pending sales fell 10.7 percent to 1,697. April’s 2,131 marked the highest total in the last six months.
Existing home sales dropped 1 percent, to 1,631 in August. July’s 1,647 was highest total over the last six months for Shelby, Fayette and Tipton.



New home sales rose 6 percent with 71 sales in August. Sales hit a six-month high with 72 sales in June, up 22 percent from May’s 59 sales.


Median sales price in August declined 18.7 percent, at $103,000. June’s $127,000 was up 24.5 percent from May’s $102,000, for all sales in Shelby, Fayette and Tipton counties; that was the six-month high median sales price.

Average sales price in July for Shelby, Fayette and Tipton counties
fell 10.7 percent, at $144,063. June was up 15.5 percent from May, to
$161,508, and was the six-month high.


Inventory for the greater Memphis market climbed 1.2 percent, with
6,678 units listed for sale. The six-month-low was 6,447 units in March.



Average time on the market fell 13 percent from 92 days in July to 80
days in August. This represents the six-month low.
